Cancellation Charges

If you cancel less than 21 days prior to your arrival, the deposit is non-refundable. If we subsequently resell the room your deposit will be returned less £25 admin fee.

To clarify the deposit referred to is one nights charge for bookings of 4 nights or less and 50% of total booking cost for bookings of 5 nights or more.

The deposit is fully refundable if you cancel more than 21 days prior to your arrival date. However we will make a small deduction to cover our card processing fees which are not refunded to us. This is usually around £5 per room.

If you decide to curtail your visit after checking in, all booked nights must be paid for.

If you cancel less than 3 days prior to your intended arrival date the total cost of the booking will be charged to your credit/debit card. Please note your arrival day commences at one minute past midnight.

If we are unable to honour your booking, due to sickness, or major incident, we will of course refund your deposit with as much notice as possible. As an owner run business from time to time emergencies may happen, cancelling bookings is a last resort.
